Hi Everyone. Well, after 15 years the RV-Dreams Community Forum is coming to an end. Since it began in August 2005, we've had 58 Million page views, 124,000 posts, and we've spent about $15,000 to keep this valuable resource for RVers free and open. But since we are now off the road and have settled down for the next chapter of our lives, we are taking the Forum down effective June 30, 2021. It has been a tough decision, but it is now time.
We want to thank all of our members for their participation and input over the years, and we want to especially thank those that have acted as Moderators for us during our amazing journey living and traveling in our RV and growing the RV-Dreams Family. We will be forever proud to have been founders of this Forum and to have been supported by such a wonderful community. Thank you all!!
We sold our house a year ago. At the time, based on our market, we made the decision with our Real Estate Agent to have the home inspection done prior to listing, fixing the vast majority of the items before listing and obtaining a revised inspection report. During the very short time our house was on the market, our agent had 2 open houses (Sat & Mon of Memorial Day weekend), that report was well worth it. He said there was a line of people waiting to view it most of the time the Open House was conducted.
All 5 offers that we received after that weekend waived the home inspection requirement which benefited us by removing a lot of the uncertainty of the potential results and issues that can arise.
We were talking to our agent the other night as he was sharing with us that the result of our home sale got him 3 more listings in our neighborhood over the last year (yay for him!!) and he is still strongly advising the home inspection before listing if the house is in a fast moving market or if the seller wants to speed up the closing process.
Just thought I'd share this since I've seen several posts lately where there seemed to be at least some angst getting through the closing process and the home inspection, etc. Might be worth it to consider doing this step before listing and thereby eliminating some of the uncertainty.
Brian - not sure how all inspectors do that, the one we hired, after talking to 3 different ones recommended by our Agent did the follow up for $25. I thought that was reasonable, he scheduled it on a day when he was already within 3 miles of our house, so it cost him about 30 minutes more in time at our house and then a follow up, amended report. The other inspectors we talked to all wanted an extra $100 to do this. The guy we hired said if we could be flexible and schedule it based on where / when he could best fit it into his schedule, he thought it should be a minimal fee. We agreed.
Agree about both home inspections and with DogFolks on the termite one. I had posted on another thread that the Termite Inspection on our home came back with an "excessive moisture" box checked. We had a leaking disposal under the sink that had left a water stain two years prior. It had to be painted over with a primer and paint before it passed. It held up closing.
