Hi Everyone. Well, after 15 years the RV-Dreams Community Forum is coming to an end. Since it began in August 2005, we've had 58 Million page views, 124,000 posts, and we've spent about $15,000 to keep this valuable resource for RVers free and open. But since we are now off the road and have settled down for the next chapter of our lives, we are taking the Forum down effective June 30, 2021. It has been a tough decision, but it is now time.
We want to thank all of our members for their participation and input over the years, and we want to especially thank those that have acted as Moderators for us during our amazing journey living and traveling in our RV and growing the RV-Dreams Family. We will be forever proud to have been founders of this Forum and to have been supported by such a wonderful community. Thank you all!!
We have the house on the market with three showing scheduled for the weekend (my fingers and toes will be crossed) just waiting on an offer to come. We did a major de-cluttering, fresh paint, upgraded countertops, power washed outside, etc before listing and the house is showing well - but our neighbors are killing us! If we don't sell by Spring we will invest in some landscaping to try to block the line of sight from our front walk-way to their trashcans and the abundant amount of cars in the yard next door. They are nice enough people but enough potential buyers have raised concerns that it is now hurting our selling chances. In the meantime, we keep making payments on a house that we usually only "live" at for a weekend or two out of the month because we are staying in the RV to be closer to work.
Well that's my late night venting just wondering how many other are just waiting for the house to sell or close to getting it listed soon so we can commiserate together.
We have not listed yet but would like to by early to mid-March. Realtor says that is a good time in our area (just outside Reading, PA). She says the average time on the market is 60 to 90 days and I really hope ours doesn't take that long. We have a lot of positive things that others in our price range don't, so I hope that will help.
Sorry for your troubles with the neighbors, sounds like you have a few good ideas on how to handle the situation -and add to your curb appeal at the same time.
Met with a Realtor in December and he told us not to consider listing until March or April. He said he wanted the trees to have leaves and the grass green before listing, according to him waiting will bring us another 25-30,000 so I'm waiting. You would think our house would sell quickly anytime of year considering our climate....300+ days of sunshine per year and very little rain or snow. I placed an ad for house on Craigslist in Chicago; I figured someone would jump at the opportunity to get away from all that snow and ice but no takers yet.
We listed the house back in August and have had decent interest showings from the start - it slowed over the holidays but is already picking back up because of the limited houses on the market now. I'm hoping it will sell, even if we lower the price to allow someone else to put in the landscaping later. Most the furniture, bedding, etc will just be donated but I don't want to do that until we have a firm offer so in the meantime, I keep purging, scanning photos and important papers and going through closets and the garage.
You can add me to the list, I'm just a few weeks away from listing. Finished 99% of the upgrades, just one more day of work left (installing the automatic garage door openers and a few paint touchups) and we must finish purging as each room currently looks like a storage area. Actually wanted to list mid-January, but as always, a few obstacles delayed us. Can't buy the RV until we sell, so hope it will be quick once we get listed. I'd like to list before everyone else in the neighborhood does in the spring!

I also am planning to list the first week of April. Still painting and purging to get it ready. There are a lot of us starting out full-time this year.
Our goal is to list by the spring rally!! Seeing as our fulltime target date is not until March of 2015, I don't want anything--especially waiting for the house to sell--standing in the way. Plus, if (when) I get fed up sooner, I want to be in a position to go earlier. If it sells right away, we'll be living in our RV for 8 or so months at a local campground.
Our goal is to list by the spring rally!! Seeing as our fulltime target date is not until March of 2015, I don't want anything--especially waiting for the house to sell--standing in the way. Several years ago I planted a line of Arbervites (sp?) along our property line and they grew into a perfect natural fence. If you can swing it, plant some mature ones, they are green even in winter and no maintenance at all, which is why I liked them

We are sure we waited one year to many but the date to get Medicare decided when for us. The real estate market is better now and we think our home is desireable but you know, you aren't your own best judge sometimes.
We did purchase our 5th wheel in January and the dually F450 a week ago. Of course, now the wait is even more painful. Sooooo anxious to head south and southwest.
Good luck to all of you for a quick sale!! We had our house on the market for a little over 1 year, 6 months FSBO and 6 months with Realtor before it finally sold. Then things went so fast it made our heads swim! We spent two months in a local campground while we finished our commitments to our employers and just got out on the road 12/21/13. Made it out of Ohio just in the nick of time but were already completely fed up with the snow when we left. All of you hang in there, your houses will sell and things will move quickly after they do.

We're in the same boat as 2KOZs. Listing house in the spring. We're in IL and having some of the same weather. Hard to get some of the things done to the house to get it ready for selling. We have bought the 5th wheel...dealer is storing for us until end of March. Hope to bring it home to IL then. The F 350 has a build date of tomorrow(Feb 10th) so we hope it gets done and transported to our dealer ASAP. Very excited even with the weather delays. Planning on going to the Chicago RV and Camping show this coming weekend(Valentine's weekend) just to get our minds off the preparations we need to do and waiting for the truck. We are listing at the end of March after the weather clears up. Then it is just wait til it sells. We would really like to be on the road by this Fall/Winter. Our property may take awhile though as it is a unique piece. We have 17 acres that can go commercial. So it may take longer to sell.
Same here listing by the end of March if the weather cooperates enough to allow us to paint. In New Hampshire and getting crazy amounts of snow still. We have time but the sooner we are out the sooner we can apply the extra month available cash to getting 100 percent debt free.
Good luck to everyone still battling winter weather and trying to get the house ready to sell. The last of our snow is finally melting (fingers crossed with don't get anymore this year). If we don't have an offer soon we are planning to pull our house off the market the second week of March so we can devote our time to the yards - planting a hedge row, get some flowers in the ground and just cleaning up from winter plus we will finish some packing and clearing out to get the garage in tip-top shape with a fresh coat of paint. Everything from the house was moved into the garage in the fall when we were rushing to get the inside ready to go. We may go ahead and get a home inspection so we can have any other projects finished and then put her back on the market with an open house in early April.
January 1st we made the decision to get our house ready to sale and get back to full time RVing. We have so much to do to get the house ready for the market. I think living in a small, less desirable town will hurt us. But what worries me the most are my neighbors. Our side yard looks onto their back yard. I don't think that there is anyway we can put a fence up that will hide their mess. They have a collection of cars, tires, metal, concrete, etc. I fear that our dream will fail before we can get started.
Our plans are to put the house on the market in a few weeks. We just got a fresh 10" of white stuff to make the yard look sooooo clean. Of course the street is a mess and here are no leaves on the trees but the yard sure looks clean(?). DW is leaving work the week before the spring rally & if I can fit the trailer in the driveway then, we'll be able to load it for the trip to Tennessee. If the house sells by then, (a guy can dream,can't he?) We may not make it back to Minnesota for a while, or at least until the snow melts, which I think is scheduled for June or early July.

You may not be too far off with your June/July snow melt dates! We are about an hour east of you in Wisconsin and it is really pilled up over here. Last year the ice was not even off the lake for fishing opener here. Let's hope for a warm March!
We listed the end of June 2013. Had an offer Oct. Closing set for Nov & our buyers home sale fell through 2 weeks before closing. They still want ours really bad, but need to sell theirs first. We've only recently had one viewing. Hoping once the weather breaks we'll either get another offer or original buyer will be able to sell his to buy ours. We bought our motor home & brought it home Saturday. We're so ready to hit the road!!
Buzz, unless you got a new custom MH, you will need some time to take care of things. We figured a year to get ours in shape, and it took every bit of that. Even then, there are some things that are going to wait until we get down to Nacogdoches this winter.
We've decided on the auction route, and have been busy putting into the coach those things that we are taking with us, putting into one spot those things that are going into a storage unit, burning the many papers that we have kept all these years for no good reason, and generally trying to figure out where all this stuff came from. The auctioneer will be coming over in the next week or so to take pictures of those things that he thinks he ought to advertise on his website. Should be interesting.
kb0zke, Thanks for your post. There are things to be done on MH. Our journey is a work in progress. Before we listed our house in June we sold, gave away & donated some of our things. When we were 3 weeks from closing we took items to storage, gave away & sold more things. Our buyer wanted home 3 days after closing, so we were down to bare necessities when the sale fell through. We're pretty much living in an empty house right now. We have thought of moving into MH & getting the feel of what we need to change, buy, throw out, etc. We're definitely learning as we go.
Just when we were ready to pull the house off to do some landscaping and a few more inside projects we got an offer! No contingencies and closing scheduled for April 30 so we only have to make one more house payment Now to get serious about the donating and getting rid of the extra furniture. Wishing everyone else quick sales now that the weather should start cooperating a little more.
I'm right behind you as well. Photographer was here today and we have the open house next Sunday. We'll be officially listed (in the GMLS and everywhere) by the middle of next week.
Of course, for the photo staging, everything I use daily that's on the countertops and dressers had to be hidden in the closets and drawers (ever hear of Fibber McGee and Molly's closet? if not -- https://www.youtube.com/watch?v=h9FGC68YcwM) That's us now! Gotta get it all cleaned out and organized for the open house in 10 days so potential buyers can open the drawers and closets and see all this wonderful storage space! Egads!!!

Our house sold Wednesday. We have moved in with our son & his wife till we can find the right fifth wheel. House was on the market for nearlly a year & had really about given up. Kenny was in the hospital with a total knee replacement. We had a quick estate sale, bought a container & put the rest of the belongings in it and are now waiting for him to get able to start shopping. Can't wait.
We are also wanting to fulltime RV. We are waiting on our house to sell to be able to do this. The house is in its 4th year of being listed The market has been in a slump, but this year it seems to be picking up. We really hope this year we will sell. We live in a recreational market, so I realize it is a very select market, but it is really hard to be patient when you want something so bad you can taste it!! We have done the research and have our unit picked out, all we are waiting on is the house to sell!!

Good luck Doug & Johana. Don't give up. It has been a little tramatic for me, but I truly believe that the way things have fell into place it is the meant to be. We found our 2011 Montana fifth wheel last week. We are set up on a friends property for a homebase. In May we are headed to the Florida Keys for a few weeks & then to Colorado for a few months after that. Not sure where we will be after that. I am glad we have a home base for now to come back to. I need to break away from the kids & grandkids a little at a time. I didn't have a problem getting rid of stuff but it is a little harder spending months away from Family.
Open House was last Sunday (3/30), got 4 offers and signed a contract yesterday - one week later! Home inspection scheduled this Friday. With any luck, we'll be out of the house by the end of May and heading to FL to buy our rig.

Doug & Johanna - I'll keep my fingers crossed for you and hope this is your year! It seems the market is turning over and I hope sells pick up in your area with the Spring weather!
We're just waiting on the final closing date since we agreed to an earlier closing now just need to agree on final date. We also sold some of our remaining furniture to the new home owners so that helped reduce what we need to sell & donate.
We are recently listed - 4 days ago - and we have (so far) one showing scheduled for this Sunday. Our realtor is having a broker open house next Tuesday and a public open house for April 27, but she commented to me that we probably won't need it.
Oh man, so excited for all of you!! Can't wait for you to start launching so I can uncross some parts - just long enough for the next "batch" to get ready. We look forward to being in your shoes next year at this time. You'll be all experienced roadies by then so don't forget us 2015ers!!
