Anyone know of any Mom & Pop parks with decent monthly rates ? Like Tucson area but open to other warm areas.

Desert Trails and Justin's Diamond J are next to each other on the outskirts of Tucson and both fit your description. The owners had a falling out years ago, so they are not friends. We have stayed at Justin's and know others who have stayed at Desert Trails.

We stayed at Desert Trails for a month a few years ago. Sites were tight. If we stayed in the Tucson area again, we would choose Justin's Diamond J instead.

Been years but you might check out Valley of the sun mobil home and rv park in Marana.

We stayed at Justin's Diamond J last Fall before we went into Mexico. We also stored our motorhome there during those Winter months, it was only $35.00 per month for storage. We are headed back in 2 weeks and will be storing the RV there again this Winter.
Very nice and clean place that backs up to the Saguaro National Park. We enjoyed our time there before and after Mexico. Interestingly the best Mexican food we have ever eaten (and that is a lot) is right down the road at Nopales Mexican Food. The Red Chili Beef is life changing.
