We were just coming back from Gatlinburg, TN heading home and seen a billboard for Anchor Down RV Resort in Dandridge, TN. We turned right to go check it out. What we found was the absolute awsomest RV Resort we have ever seen. The Resort hit the nail on the head when they said "breathtaking views of the Smoky Mountains" and it is on Douglas Lake, which is great because we bass fish!!! It is a brand new resort that opens March 17th, 2014. They are on facebook and you can check out their website at www.anchordownrvresort.com

I got one of their brochures and they don't have anything about any affiliations on it. There was no one in the office and when we looked in the door/window, they just had a few empty shelves.

Yes it looks beautiful but to pricey, I agree with Jess & Harry prices are north east campground rates. Could be very windy on that lake.

This is a really pretty area of Tennessee in the mountains, but not too high and really close to the Spring Rally in Sevierville, TN so you might want to check it out for those in the area.And, gosh, only 6.8 miles from a Bass Pro store.What more could you ask?
Linda asked me where it was and I said, "just a few miles from the last rest stop going east on I-40 before the turn south into North Carolina."She said, “Oh, there.”Guess we’ve driven this road too much? :)

Do read the rules, http://www.anchordownrvresort.com/resort-rules/, and make sure this place is for you. Especially the prohibited list and pet policies. At least they do not have a "ten year" rule on RV age and no restrictions on the type and size of RV.

Actually there rules are about the same as anywhere Else....unfortunately rules are like laws....they make a million of them yet never enforce them....or selectively enforce them on only a few.
all the rules at this campground are common sense.......to bad there is a shortage of it among a few!!

I agree and also Bill’s right – don’t go where don’t like the rules.But these do seem like a “cut and paste” from like 90+% of the campgrounds we’ve stayed at regardless of price.Seems the rules are almost always the same except for the speed limits.J
We do LOVE dogs.But not ones barking all day while their owners are away.After a while that sort of drives you nuts even if you like dogs. And having a 30lb “puppy” jump on your petite wife is not something I care to have happen - again.So a leash is not unreasonable.
This is obviously a “higher-end” RV Park whatever that means.Privately owned and apparently not associated with any discount group.

The pet rule I know some pet owners would not like is the prohibition of pet fences and such. Also, "No digging, flag poles, signs, plantings, landscaping, stakes, lawn ornaments, etc. on sites. Do not cover grass with mats, carpet, etc." would stop some people I know. These rules are not "everywhere", they are not in the commercial campground I am staying right now.

Fair enough.Those aren’t just something I ever take notice of as being important to us as we just don't camp long enough to do all that.But I can understand they might be for others who might choose to reside there for longer periods.

Those rules do not affect us directly, either. But I don't like having friends get unhappy with me for not noticing that they can't put their signs and lawn ornaments out, which some do when staying only a few days, or their pet fence. We did have to supply a rabies certificate for our cat to stay where we are now, which is a rare rule that is also included at Anchor Down.
Campground rules do vary. We have seen unique ones like "dropped truck campers are not allowed", that make you wonder, "Why?". (The workcampers did not know either, but they enforced it on truck campers. The rule was removed a couple years later.)

All of our sites are nightly. We do have a few Standard Back-In Sites ($49 sites) that we do monthly for $800 and that includes electricity. Since we are new, we are not affiliated with anyone yet but we do offer a 10% discount for Good Sam Club. Discounts do not apply to holiday weekends though. East bound turn right off I-40 and go to the second traffic light; go about 1 & 1/2 miles; Shady Acres is on the left. West bound turn left; over the interstate and foolow above. Only about 7 overnite sites; call a day ahead of your stay.
The Walmart Super Center is only 3/4 of a mile North of the Interstate. The Music City Star Commuter Train leaves to the City in the early am around 6 and & 7 AM; two times and returns around 5 and 6 PM.

As I said yesterday: I have a problem with some of the "extra" charges. They allow golf carts and you can even bring and use you own for a modest $5.00 per day. What a deal!
I also have an an objection to thinly veiled advertising. It insults what little intelligence I have left.

The price depends on where you are and what you get. $800/month is cheap for a high end park in FL in the winter. It is on the high-average for a luxury park in the Rio Grande Valley in winter. Retama Village, for example, has an unfinished coach house lot for $699 and finished coach house lots in excess of $800. And Retama is probably the nicest "park" in the Valley.
Not everyone looks for the "cheapest place to stay". There are quite a few people willing to pay for a very nice place, with a luxurious environment. This is different than Howard's "IT" places, but just as valid. Everyone has different needs and desires.

Big difference in places. Anchor Down doesn't sell lots or long term lease. If they did, and allowed coach houses, etc then sure its worth the price. But a lot with no shade in Tennessee in the summer isn't worth $800 a month.

Where around the corner is it $300 in the Pigeon Forge/Sevierville area for a month? If you are refering to the post about Lebanon TN, that is almost 200 miles from Dandridge/Pigeon Forge.

for a start Rippling waters resort is 33.per night FHU....that beats them by 13 +plus a night just on a daily basis before discounts in Pigeon forge area.
dont want to get into a shooting match , just wanted to point out it was pricey.....everyone has there budget....I would stay there if I had line of friends to visit in the park but other than that they dont offer to much more than the cheaper parks around them....Im not much into corporate parks that are more into the condition of there profits than there customers.

We will be moving back to Knoxville the end of August to be near our grandbabies and was thrilled to find such a nice space only 30 min. away. I guess I'm a little burnt out on the "campground" with dirt spaces, full timers that look like horders, rude people that walk their dogs through "your space" and their make shift dog kennels, not to mention the shody up keep and UNLICENSED electricians for $510 a month! They did just pave some newer spaces in the back for $600 but we're only here 2.5 more months and gone most of July so we are staying put.
All of the other parks within reasonable driving distance are about half the price but they don't have the gorgeous views, the tinted, stamped pads with rock fireplaces or fire pits, "decoration" limits, cable or electric included.
They did mention that the monthly spaces are #89-93, so we're thinking we'll stay through the beautiful fall then move to a less expensive for the winter.

We haven't been there yet, just found out about it this week. My daughter may take a drive over and check it out for us this weekend.
Here's the reply we got from them on Monday. There's LOTS of pics and comments on their Facebook page. I didn't see any negative comments from campers. Their website has lots of aerial pics from Memorial Day weekend.
"We do offer a 1 month discounted rate for a maximum 30 day/ 29 night stay. It is $800 and that includes your electricity. We offer that on sites# 89-93 if that would be something that you are interested in. The rate is only good for the one month. Those particular sites have 48’ of concrete, 12’ wide at the entrance and about mid way goes to 18’ at the back. At the end of the month stay, if there is availability, we could possibly move to another site and do another discounted rate. You are more than welcome to stay with us as long as you like, it will just be regular rates."

Doesn't look far from where I pick up my rig in knoxville.. Maybe stay there versus the pigon forge.. or maybe a little of both.. we'll see.

We stayed there in early May and enjoyed it. The sites are very nice, good water pressure, some cable channels, maybe 20 or so, and by far the best Wifi we have ever had in a park. Only shaded sites are on top of the hill. The facilities are 1st class as owner didn't spare expense. Owner came around a few times during our stay and was very nice to talk to and make sure nothing was wrong. If you go, take the Dandridge exit, 412 I think, and go in from there, much easier than the Pigeon Forge exit.

Where around the corner is it $300 in the Pigeon Forge/Sevierville area for a month? If you are refering to the post about Lebanon TN, that is almost 200 miles from Dandridge/Pigeon Forge.
