I have a Jayco 5th wheels that I intend to sell asap. I do not think it matters to go in details with my life but at this point we need a motorhome rather than a truck/5th wheels because of my husband’s health.
This 5th wheels is almost new (it’s a 2012) and before putting it for sale, I wanted it to be impeccable and took it to the dealership to have some service done to make sure that all is OK. This included a service of the roof.
Now, I have hired someone to detail it and prepare it. The guy is a professional that has been recommended to me.
He tells me that my roof is in bad shape. It has wrinkles and the seals are cracked. He proposes to fix it for me by applying a product and it will cost me $160.
I wanted to get to the bottom of it. Because I paid the dealer to service the roof already and if there is some major problem beyond regular maintenance, it should be covered under the guarantee. My rig is still under guarantee.
The dealership (I talked with the service manager) told me this is normal. The rubber roof is not glued down and it tends to wrinkle and bubble. It expands when it’s hot and contracts when it’s cold.
As per the cracks in sealant, slight cracks are normal and are acceptable according to the industry standard.
So, someone is messing with me here. This is why I thought about asking you guys. I have been lurking on the site for a while and I know that there are a bunch of 5th wheels owners here who will give me an honest opinion.

I don't think anyone is "messing with you" it's probably more about a lack of knowledge....those few wrinkles are OK, a 2012 unit should not need anything other than a good roof cleaning , a roof coating is not indicated at this time....

yes this very normal looking , from picture you are showing that caulking is from sun beating down but again there no reason to do anything with it.

Very normal to see surface cracking from the sun, if the crack opens up to where it is deep and you can stick a quarter down into the crack then I would be concerned about water intrusion.
