we had an offer on our home, finally a decent offer. They want most of the furniture included, which works out well because we would have to sell or give away anyway.. The only thing we would be concerned about would be our shingle roof, the inspector may say it needs a new one.. we countered for 5,000 more.. lets see what happens. wish us luck..

Congratulations!!! Hope you can seal the deal! With the housing market like is is in most parts of the country, it's really great news that you received a decent offer.
Good luck,
Jim

thanks everyone and Charles I remember you. Are you still in jax? Anyway a little nervous if all goes well. we should close on the 28th of feb. that is, IF they accept our counter. Now.. Here goes, i am nervous. we have no place to stay no truck no rv yet. we thought of renting an rv from the Naval Station and staying at the rv park until we find what we want. stay here in fl. until we can get our feet wet with the new lifestyle. I will continue to work for awhile before going on the road.. We have narrowed it down to a fiver which kind? not sure yet, so many to choose from..oh well , tomorrow is another day and our counter may come through... anyway will keep you all updated..

Here goes!!! they accepted our counter.. they pay all closings most or almost all of our furniture.. OMG, I can't believe it.. Now the hard part, they want the inspection tomorrow. termite inspection tomorrow.. The realtor mentioned a little concern on the appraisal.. a couple of years ago we had it appraised for 300,000. but at todays prices it may be appraised lower, realtor say with the furniture we may still get @ least 270,000 which is our offer.. Just found out this morning our sprinkler system doesn't work. We do not know where we will live, we can live with our son, but his apt does not allow dogs.. looking for month to month until we find the rv we want, help!!! Loll

Yes, we have started looking @ Hannah Park. As a matter of fact we live about 3 miles from Hannah.. Checked there website and cabins are 20.00.. I called for info. but they are closed for the day.. i wondered first if they will accept dogs and if cabins were available.. Especially winter time with all the snowbirds..
Now here is the problem.. the realtor came with the new contract for our counter offer.. They agreed to the new contract BUT, ( why is there always a BUT) loll now says that the bank will only loan them the amount of the appraisal and they do not have any extra cash on hand. Now remember we are throwing in almost all the furniture.. Soo they wanted to make it clear to us that if the appraisal goes below our counter would we agree to sell.. We agreed but if it goes anywhere between the bottom figure and top figure we will have to negotiate the contract. Darn, why does it have to be soo difficult..they have ordered the inspection for tomorrow afternoon, the appraisal next week..

We had 3 different appraisals. The first one the guy added the price of the furniture because we said we were leaving some of it, the second one was because of the first guy adding the price of the furniture and the 3rd one was because the buyer had to change over to a FHA loan. Even though we were selling the house as is we still had to have (and pay for) an inspection. The termite inspection found some dry rot on 2 of the boards on the eaves (nothing to do with termites) and the inspector said he could repair it for $2,000. Hmmmm, how convenient. We asked if we could include the cost at closing and he said we could. Funny thing is that it didn't show up in the closing costs. Needless to say we didn't ask. We had 3 months of riding the rollercoaster. I don't wish what we went through on anybody. We wondered why we didn't kill each other during this and we figured out that we had a common bond. It was US against THEM. Keep that in mind as you go through this process. Afterall, you DO live in Florida and you know what I mean by that...........
The only thing we would be concerned about would be our shingle roof, the inspector may say it needs a new one..
we countered for 5,000 more.. lets see what happens. wish us luck..
Good luck,
Jim
